Just so I'm clear on what you want...

Are you trying to just get the address to come down when the line is completely empty or are you trying combine the 2 lines when 1 is missing from each?

Yes. It certainly will. I ran into that many times early on. And yes, it is a lot of extra work. I haven't found a way around it though. Maybe someone else on the forum has.

Are you using dropshadows or other transparency effects on those items? I've found those things cause things like black boxes and other weird effects.
